The 4.2ha, 10 acre lease area is to 2034, and extending or renewal is a simple task.

I pay the Dept. Natural Resources and Mines (DNRM) who govern all the islands

$646 per quarter, $2,586PA rent for the land. Accommodation is in (4) four houses, a new cabin, other block buildings and a caravan.

The South house is the current owners home of block and tile construction, 4 to 5 bedrooms

previously dormitory style slept 18. Furniture has been replaced with a new King bedroom

suite, a leather lounge and more furniture. A 12 volt fridge freezer and gas stove/oven.

Step off the patio onto the sand, take about 10 steps and you are in the high tide water.

Whales can be seen in season frolicking just off the point. Experience magical sunsets.

The guest accommodation is in the North area, a large family or group house of timber

construction, the floors have been replaced with tongue and groove and mostly tiled.

ALL of these houses have million dollar views.

These North buildings were dormitories slept 18 to 20. Now all the furniture has been replaced.

Nearby the second North building is block and tile construction suit a family with ensuite.

In the centre area is a large timber house with (2) two large double bedrooms with room for

extra beds. Down a few steps there are 4 single beds, were divided into two bedrooms,

again used as a dormitory with extra single beds and bunk beds previously slept 12 to 14.

Next to the large centre house is the Big Shed where many years ago dances were held.

This Big Shed now contains the new kitchen with commercial deep fryer and two stove/ovens,

a large 12 volt fridge and a 12 volt chest freezer, 240 volt items run from inverters when the main generator is off.

At the new sink there now is a filtered water tap for drinking water. Out from the kitchen and bar is the new covered beer garden or dining area.

Sit and enjoy a meal or drinks taking in those million dollar views of Homestead bay to the mainland.

At the rear of the Big Shed is the long workshop, tools, solar battery bank and large charger. Nearby is the old caravan that a caretaker lived in.

Next is the new cabin built by a team of 6 builders who also did other jobs and repairs.

The cabin is suitable for a couple and two children, it also has million dollar views.

A storage shipping container has heaps of new and spare parts, electrical, plumbing, wiring.

ALL equipment is included in the sale, a 4WD articulated loader with forks and bucket.

The large generator shed has the Lister diesel generator about 11KVA with many spares.

A recently purchased 27 KVA generator 415 volts run the nearby cold room, it powers thewhole leased area,

all buildings with 240 volts. There are about 7 to 10 other diesel and

petrol generators. Three generators are in the smaller generator shed near the South house.

Solar panels are on the roofs in each area with battery banks. 12 volt lights back up the 240 volt system in the buildings.

There is ample water supply with new large poly tanks.

I purchased plumbing installed. There is also a spring fed to tanks at the South house.
Access to St Bees Island.

There is a light plane service from Mackay to a nearby island, pick up by small boat.

BYO or hire a helicopter, or cruise by boat from Mackay Harbour Marina.

St Bees Island is 13 nautical miles NE from Mackay Marina.

St Bees Island has the most prolific, healthy KOALA population in Queensland.

There are NO dangerous or poisonous animals on St Bees Island.

The lease is 10 acres, but the buyer has the whole 1,100ha island as their backyard.

NO other person lives, or is allowed to live on St Bees Island.

All the moorings in Homestead bay belong to me, registered at GBRMPA, I can transfer my

moorings to the buyer. NO other boat can use my moorings, Homestead Bay is under my control.

The buyer has access to all the lovely sandy beaches and bays all around St Bees Island to

investigate, bush walks, rainforests, fishing, scuba or snorkeling are popular past times with
coral reefs around the island, the best reef in the area is right out front of Homestead Bay.

After rain the waterfalls run, mostly the North creek and the South creek, rock pools to cool off.

I have recently gained approval from DNRM and Mackay Regional Council for limited guests holiday accommodation, a boutique resort.
Though the buyer may require the privacy of keeping the island solely for their own use and enjoyment.

This lease previously sold for $5.6 Million in a dilapidated state, unloved with junk left everywhere.

This Loading Barge is an integral asset to the island supplying all fuels, food and heavy items. NO other Whitsunday island except Hamilton and Hayman have their own such loading barge. Included is a near 5 metre alum. fishing boat and about (10) ten other small boats.

The lucky buyer of ST BEES ISLAND, purchases will own ALL buildings, all infrastructure, equipment, a workshop of tools.

As an optional extra for $250,000 the buyer can purchase the 17.37mtr motor yacht, aft master cabin, huge rear deck, and another top level huge sundeck, three air conditioners, two double berths forward, two bathrooms hot & cold showers, two toilets, large saloon lounge etc etc…

This motor yacht had a $200,000 refit late 2016, commissioned early 2017.

Now just slipped and a further $40,000 of work. This motor yacht is perfect to transport workers friends and guests cruising over to St Bees Island in comfort.

My asking price has been reduced to the $2.75 Mil. on doctors orders due to a terminal illness.
